03/09/2016 - From his book How to Become a Rainmaker: The Rules for Getting and Keeping Customers and Clients, added Jeff Fox's 4-point system to the Time Management app, a stand-alone module that is available in all versions of the HWD suite of project management & productivity applications.
03/14/2016 - Developed a Manufacturing version of the HWD App - like a Kanban white board that shows profit and tracks planned vs. actual results.
03/18/2016 - HWD for Real Estate Investors Market Research Update. Prompted by the prevalence of real estate investment gurus and the presupposition of urgency built into real estate investing software, performed an analysis of the U.S. real estate investing market using U.S. Census data. Found that nation-wide, state-wide, and locally. the Demand Ratio for housing in the United States is consistently 2.4 people per unit, or "door." In other words, price fluctuations are not attributable to variations in the relationship between total supply and total demand or "inventory shortage." Conclusion: slow & steady wins the race. Don't rush, set criteria, and enforce them.

05/18/2016 - Researched the state of the art, best tools & practices in Property Management, added findings to the right margin in the Real Estate Investor page.
Discovered that the best Property Management applications are complete accounting systems, raising the question, should Accounting live inside PM, or should PM live inside Accounting?
Because real estate investors do more than invest in real estate, it seems to me that PM should live inside Accounting, and that the whole situation is backward. Noticed how housing Accounting inside PM adds costs and complexity to PM, necessitating a per unit/month cost structure in SaaS offerings.
Discovered also that most PM theory follows a reactive, "If it ain't broke don't fix it" mentality. True proactive, preventive maintenance, which is actually less expensive in the long run and enhances tenant satisfaction, is quite rare.
